    Rows of ‘koekie cutter’ double aspect flats wrap along the three street edges taking advantage of the light and form around and create an open court.  This court becomes the democratic space within the complex and opens to generous views of the mountain. A plunge pool occupies the only sun blessed edge.

    Site angles generate unusual distorted geometries and give rise to interesting formal and spatial dynamics.

     Playful manipulation of the basic service elements gives rise to the building’s internal character;

    Lift shaft: – strongly sculpted becomes the focus of the courtyard and is to evolve into a climbing wall. 

    Stairwells: - soften the edges of the courtyard and open it up to the mountain views.

    Access corridors: - vertical screening fins proportion the space and provide privacy to encourage open doors and access to pause spaces within widened portions of the passages with envisaged benches and conversations along an otherwise purely functional access zone.  

     Life in the exterior environment is still very responsive to the ebb and flow of city life.  Busy days with cars and traffic and quiet night streets taken over by the homeless and dodgy night clubs.  This colourful street life is addressed by a strong two storey brick base that houses the parking for the scheme. Face brick materials, borrowed from the historical precedent in the area, are articulated with ventilation slots. Retail opportunities, carved out of the corners, activate this traditional trading zone.  Trees, when mature, will shade and soften the street-human relationship.

    Expressive roof forms turn solid towards the north - to guard against the sun- and open up to the mountain views to the south. Dynamic forms that take advantage of planning laws and interpretations and squeeze additional development area into mezzanine spaces within.
